
Steven B. Wolgin
Managing Director
Steven B. Wolgin is a Managing Director at US Real Estate Advisors, Inc. (“USREA”) formed in 2003. He was also a Partner and Head of Underwriting with Logan Equity Partners, a hedge fund which was formed in 2006 and involved in investing and funding distressed assets that total in excess of $26,000,000.
Mr. Wolgin manages a highly skilled team of experts at USREA with his expertise in underwriting and credit risk evaluation that he has attained from working with major banks, insurance companies and developers nationwide for over 30 years. USREA has worked on a contract basis for multiple banks and underwriting for conduit and large loans, secured by all major property types.
USREA specializes in underwriting commercial real estate loans for origination, for "B" piece buyers and performing over 20,000 inspections nationwide over the past 10 years. In addition, credit risk assignments have involved complex work involving the O.C.C. where banks needed loan risk ratings, internal credit reviews and “forensic” underwriting. Prior to forming USREA, Mr. Wolgin was a Vice President at J.P. Morgan Bank where as a member of the Investment Committee, he analyzed, reviewed and valued individual assets in their $9 billion real estate portfolio. Mr. Wolgin also formed Odyssey Associates whereas the President he provided commercial real estate valuation, consulting and acquisition services to a variety of institutions for over $20 billion of new CMBS originations.
Formerly Mr. Wolgin was Chief Appraiser at The Prudential Realty Group where his responsibilities included valuation for portfolio management, buy, sell, and hold decisions impacting annual policyholders’ returns for 14 offices nationwide and an equity portfolio totaling $6 billion. Prior to that Mr. Wolgin was Vice President at Standard and Poor’s Corporation where his responsibilities included designing new criteria for the development of rating office, hotel, retail, and other special-use type properties. He has also worked as Vice President at Grubb & Ellis where he was responsible for the advising, coordinating, and development of real estate transactions for major developers and clients involved in acquisition, disposition, relocation, valuation, and lease negotiations.
Mr. Wolgin holds a B.S. from The Wharton School and an M.B.A. from Drexel University. In addition, he holds the C.R.E. designation from the Counselors of Real Estate and is a Member of the Appraisal Institute (MAI). Mr. Wolgin is also a member of the Board of Directors of Monmouth Real Estate Investment Corporation (MNR), UMH Corporation (UMH) and previously a member of the Board of Directors of the Ultra Longview Construction Loan Fund from 1999-2001 and was an assistant adjunct professor at the NYU Real Estate Institute.
